Zion and/or Waukegan Investment Properties

Hi all,

I have recently been looking at a number of MFR's (2-4 units) in both the Waukegan and Zion area?

Often times I run the numbers and for the properties that have positive cash flow, it usually can earn somewhere between $100-200 per door with a 7-10% IRR. Seems like pretty decent investments, especially for someone just starting out.

Does anyone else here have MFR investments in either of those two areas?

Don't buy Zion very depressed. A lot of issue. Taxes are high on a lot of properties. Very stagnant. You can get some great cash flows deals but very hard to have real equity and normal market appreciation. Just south of zion or a lot of the surround area are good.
