Post: Fire Damage Investment Property

Hi,

I've found a property in the Indy suburbs that has fire damage.

I'm looking to invest in the property, and have mostly been chatting with general contractors to get an idea of the potential costs involved in restoring it.

I was wondering if it makes most sense to talk to a fire damage restoration company INSTEAD OF general contractors.

Also, if there is anything else I should be aware of with estimating potential rehab costs?

Thank you!

Hello all,

I recently received a single-asset LLC operating agreement on a property I'd like to invest in in Pennyslvania.

I am out of state and need a trustworthy lawyer ASAP to review the document and give me necessary legal feedback.

Anyone have a recommendation?

Thanks!

I gotcha. To be honest, I cannot say that I have a set up plan already which is going to trump all other plans. I'm actually reaching out because I am very open to feedback and listening to someone like yourself, to best understand what is out there already, what you are using that you find most value in, why, and what you feel you are missing. That way, I can make sure that any solution that I build will truly help you, as opposed to just being another boring alternative.

@Melissa Kirchhoff

Are you not having these conversations with other realtors because it sparks up competition? In other words, if you start talking to them about marketing, then in a way you starting competition with them?

Any ideas of how I could MOST help a realtor with their marketing & branding? What is the biggest problem most currently face?

Thank you,

Jacob

Hey guys,

I'm thinking of starting a website for Chicagoland based realtors around the topic of marketing & branding.

When you talk to other realtors in your network about marketing, what do you usually say? What do you think is the biggest problem around marketing for realtors?

Thank you!

- Jacob

Hi all,

To the more experienced investors out there:

If any of you are looking for a hand in building your personal or company's brand through website, Facebook or Google digital marketing campaigns, I'm willing to assist 100% for free.

This is part of my attempt to give value to those that I admire most in the way that I know best. I have 5+ years of experience in online marketing, am an avid researcher and very tech-savvy.

All I ask for return is the potential opportunity to passively invest with you. I've been trying to get into real estate now for the last year, and cannot seem to figure out my niche, so I figure I will start here...

Let me know if you're interested!

Thanks,

Jacob

Hi Corina,

Feel free to reach out to me. I was very close to closing a property in Zion and then recently backed out of due to complications with the building.

Thanks,

Jacob

Scott Steffek Thank you for your two cents. I think your advice to just take it step by step is really great advice. It can be difficult when you have people left and right telling you to start with 4 or 6 units because they are more scalable. Thanks!

Hey @Aaron Vaughn

I am looking through these BP links that you provided through your profile.

Not sure why it's showing your account as account closed. Maybe there's a way you can fix that?

Thanks!
