Door Hanging Marketing Question

Hey Everyone, 

I am realtor in the Orlando area and am looking into door hanger marketing. After some research, it seems, there is nothing illegal about it, as long as there is not active knocking/engaging with the home owner, as well as staying away from communities whos HOA has a no trespassing sign

I get them all the time at my house, but they are usually for restaurants, which isn't offensive at all, which is why people probably won't complain and much as "I would like to help you sell your house if your house, etc"

If anyone has any advice or knowledge about possible fines associated with this it would be much appreciated.  I know the majority of people wont call and complain.... But I figure if I am hitting 10,000 homes, I should expect complaints in 1%-5% and I just want to make sure that this move makes sense monetarily.

 When I did that kind of thing, I would first get a list of the neighborhood's Owner Occupied vs Rentals so I wasn't wasting time with the wrong houses. It was allowed within my territory to knock on the door and engage if someone was home. I dressed in my business casual so I didn't look threatening. I would print my own brochures and do about 100 at a time on brochure paper and then go to Staples or Office Max and use their paper cutter for a nice cut in half. I had one side of the brochure for buying and the other for selling. I found a circular cutter at Hobby Lobby and I'd punch a hole. I suppose you could simply cut one with scissors too. I didn't want to wait the time it takes for a large amount to be printed and shipped. I wanted to test those and then test a different message and then test yet another one. Then I'd knock and talk. If no one was home I'd leave the side up that was buying if it was owner occupied and the other side if it was a rental. It was good for several reasons, it got me up close to houses that I had an interest in to see the basic condition, it gave me a sense of the neighborhood and each block. I got to talk to the postman about vacancies. It sharpened my elevator talk about buying houses. I did get a couple of calls each time I did that routine.

 Door Hangers work my Dad did this in the 60s and 70s he bought his own printing press and guess who ran it after school.

then he would go down to the salivation army Sat morn at 6 am and pick up those exiting the facility.. these guys would put out about 500 flyers a day for 20 bucks.. you could do it with highschool kids today. he put out 20,000 a week.. and then the 1% rule followed  200 leads  then 20 sales.. If you watch Glenn Garry Glen ross the movie you will see how they handed the leads out..  Well my dad working for Boise Cascade did not want  3 leads a week and you were aloud to self Gen.. within 24  months he is number one salesmen and a year later his own company.. I would do door hangers just like this.. they still work.

I don't understand your first paragraph - are you saying it's illegal to knock on a door or engage a homeowner? I can't imagine that is illegal. Not yet anyway...

Let's take a look at door hangers / door knockers. They are time consuming, most get thrown in the trash, they may not be in the market to sell at that time, and the person who throws it in the trash is the only one in the house that sees it. EDDM is the same except you do get to touch multiple homes in a single mailing. And then you have to do it again - one time - next month or however often you decide to print up flyers and hang/mail them. Door knocking - they have to be home and receptive to listening to you so if either scenario doesn't take place, you have wasted your time. And time is money.

Now this might not be for you, but there is a far better way to reach this people relentlessly month after month until they are ready to sell.  Plus the same platform can put you in front of BUYERS before your competition even knows they exist as well as poach clients from their open houses.
