Networking in Panama City Beach and Destin areas

Hello Bigger Pockets, I am new to the forums though I've been following the community and podcast for a while now. I recently relocated to the Panama City Beach area and I'm looking to get started investing again. Over the course of ten years I've supplemented my income with about ten deals and now that I'm settled I want to take it more serious, maybe even full time.

I'm looking for either fix and flip or flip and hold. Condos and vacation rentals intrigue me but I have no experience with them. I will be getting my real estate license again for this state in a few months, but would still like a partner thats in it full time on the buying side. Any assistance is greatly appreciated thank you.

As always in my dealings the character and work ethic of the recommendation mean a great deal more to me than their portfolio.
