Hi Jeremy, 

I currently have a 2bed 2 bth beachfront condo in PCB FL. It rents well. I bought it last spring as a forclosure. I do have the management company handle it as I am out of state.  They charge 20% except for June July and August they charge 30%. They handle everything. I do nothing. I did remodel it when I bought it. New furniture new fixtures. The works.  My HOAs are 471.00 month. 

I do not have a mortgage since I paid cash for the unit so I am making money. I'm waiting until a full year to look at my numbers but I can already tell I'm ahead.  Plus it is fun to have a beachfront place to stay when I want.

Hi David, I have a vacation condo rental in Panama City Beach Florida.  I have the onsite management company manage it. They charge 20% except for June July August they charge 30%.  They handle all housekeeping, all resevations they deal with all renters. I do nothing. My only complaint is that they do not watch my things in the condo good enough. I've had some damages that they have missed, other than that it's worked out. Condo is on the beach so it rents very well. December and January will be slow months.  I do not have special insurance, Just on Sheetrock in. No pets, condo rules. I'm considering buying a sfh that is a couple of blocks from the beach but the management fees on a house are more, but there are no HOAs so it could work out. I'm watching the market on that now because I'm not sure how well it will rent since it's not on the beach, I'm afraid of too many vacancies

Thanks Jorge. I was going to pay a flat fee to list it on the MLS. I'm expecting multiple offers. Our market here in Collin County is very hot.

In the panhandle of Florida vacation rentals do well. I have a beach condo in PCB. It's almost always rented every month. The only month it hasn't been completely rented is this month and August had 5 days it didn't rent. Otherwise booked up. SFH do well there in the rental market as well especially if they are close to the beach

Thanks. And yes it's a hot sellers market here. I am going to just pay a flat fee to list it on MLS and the other real estate sites like Zillow and realtor.com. Since I'm selling it myself I want the buyers to pay their agents commissions
