New Investor looking into Akron, OH
Hey everyone, my name is Roberto, I am 26 years old, and I'm a new investor looking to start my path to financial freedom! I currently live in San Pedro CA and and looking to invest in Akron OH. I'm also in the process of getting a real estate license in my home state of California, so I can later on help anyone who wants to invest here as well! Although I do not have experience as of yet, I've read 3 BP books on real estate investing, am hungry to get started, and am willing to put in all the hours needed to master this investment vehicle. I'll primarily focus on Single Family and small Multi-Family homes, using the BRRRR method for passive income, and possibly flipping as a backup plan.
Also, any information from folks investing/working/living in the area are surely welcome to share and are greatly appreciated. Thank you all for taking the time to read this!

@Roberto Cervantes Jr Hi Roberto, from experience I can say a 1,500 SqFt rehab will cost around $15k-$20k depending on what it needs). Some contractors don’t even get out of bed unless they are making $500 for the day (ok- maybe $350).
I manage a duplex at the University of Akron on Allyn Street and I recently just placed tenants in the 2 bed/ 1 bath unit for $790 a month and the owner pays all utilities. The other unit is a 3 bed/ 1 bath and the tenants pay $1,200, owner pays all utilities. From what I can tell, landlords typically pay water/sewer/trash.
If looking for student rentals, I'd definitely look toward a multi family property as opposed to a SFR.
Within Akron city proper, I like Firestone Park, Goodyear Hts, NW Akron, Ellet. Be careful with Kenmore. North Akron can be hit or miss.
