@Greg Beris That's all great information, thank you. I wasn't aware that landlords were in charge of paying utilities there, but as long as the math checks out it wont be a problem. I'll be sure to avoid Kenmore at least for now. 

I'll soon send a direct message, I have questions regarding some specific properties in the area and your propert management team.

Just to start to get a feel for some things (and I know these will vary quite a bit) I wanted to ask if there are ball park estimates on costs of rehabs for light/med/heav work around 1,500 sq ft. 
Also, I've been looking at some properties near the University of Akron to rent to the students. Is there an average students pay per room at a SFH near the University?

Hey everyone, my name is Roberto, I am 26 years old, and I'm a new investor looking to start my path to financial freedom! I currently live in San Pedro CA and and looking to invest in Akron OH. I'm also in the process of getting a real estate license in my home state of California, so I can later on help anyone who wants to invest here as well! Although I do not have experience as of yet, I've read 3 BP books on real estate investing, am hungry to get started, and am willing to put in all the hours needed to master this investment vehicle. I'll primarily focus on Single Family and small Multi-Family homes, using the BRRRR method for passive income, and possibly flipping as a backup plan.

Also, any information from folks investing/working/living in the area are surely welcome to share and are greatly appreciated. Thank you all for taking the time to read this!
