Hey, I'm a long-time BP fan, turned Wholesaler in NW Washington.

I'm curious how you flippers and landlords calculate a deal that fits your "buy box"?

As stated above, everyone has slightly different criteria of what a deal is and what a deal isn't. Most of my flippers wont do a deal unless they make a minimum of $30K. but they really are targeting $40-100K depending on the deal, meaning how much rehab, how long it will take to get it back on market. As a lender, we can go between 65%-75% of ARV depending on the down payment required. For 100% financing, the max. ARV is 65% or 5-10% down you can go to 70% and some programs up to 75% ARV.
