Commercial Real Estate Loan Info

Good Morning, Afternoon, and/or Night!

My name is David and I'm looking into getting into commercial real estate. I have one rental property and residence in Houston, TX. I'm looking at buying anything from a duplex to a 10 unit property. From what I've seen so far on all commercial loans (5 or more units) there is a 5-30% downpayment and  7-10 year pay period with a ballon payment at the end of that period. My question is, is that the only loan type available or have I not looked deep enough? Also, if I do get that type of loan, is getting around the ballon payment as simple as refinancing the loan or is there a different/better way around that?
