New Member from Columbus Ohio and question
Hello BP,
I have been following this forum for quite some time and also a huge fan of the BP podcast. I currently am located near Columbus, Oh. I recently relocated here from Pittsburgh, PA but am originally from Wheeling, WV.
I've been interested in REI since I was forced to read Rich Dad Poor Dad in a college entrepreneurship course 4 years ago.
I do not have much capital to work with and have been studying the art of wholesaling. I realize that wholesaling is a lot harder than the "gurus" make it out to be and have been looking into more creative ways to finance my first property (student loan debt and credit may be an issue for traditional financing).
Through a friend, I have found an unwanted property that the owner inherited and is selling back in Wheeling, WV. I am scheduled to see the property this Sunday. It's a 3BR 2BA SFR and the owner is asking 15k OBO.
-I have about 2k that I would be willing to put towards the property. In this situation, do you think it would be possible to negotiate a land contract?
-Wholesaling may even be a possibility. Comparable rent prices in the area are 800-1000 a month. May be an attractive property to wholesale to a rental investor.
Thoughts?
