Are there any legal issues with creating an auction to determine rent price? It seems like a reasonable way to get the maximum rent for a property.

Bryan L. A lot of great info.

As a buyer, do I want to show up with these different contracts in hand or is that something I should do in a second meeting/over email? I have been in contact with the seller over e-mail.

Also, that's very cool what you're doing with your student. Would love to be in a position to "coach" some friends later on down the road. If you decide to go with the e-mail mentoring/coaching, let me know, and maybe we can work something out.

Bryan L. First, thanks for the detailed response.

I like the idea of a finders fee strategy.

When you speak of the "option" is this the same as getting a house under contract and wholesaling to a cash buyer? If so, this is definitely a route I am exploring.

Preferably, I'd like to own the property and create cash flow with the booming rental market due to the oil and gas workers migrating to the area.

Also, you said you have a student. What's your role with students? Just interested and wondering if I could find a similar type of mentor in my area.

John Horner his podcast is what I listened to before BP had one.

That sounds like it could be a great script to use in this situation.

I'll probably spend some time refreshing up on some of his podcast episodes today.

John Horner thanks for the reply.

1000 down on a land contract would probably be ideal for me. I would love to get this going as a rental and create some cash flow.

I'm just nervous about going into this property visit and saying "hey, how about a land contract."

Guess I will see what happens tomorrow.

I really appreciate the response and input. Didn't want to get too wordy in my original post.

The property is claimed to be well taken care of and they just want to get rid of it and... I'm getting the first look. I have more than 2k but am reluctant to risk more of my cash, as I am a newbie.

I will know more after I look at the property and find out the true condition. Just wondering what strategy someone with experience would suggest implementing in my situation.

The price does almost seem ridiculous if I can realistically rent it for 800.
