Looking for a first deal on South Jersey/Philadelphia area

I am moving from San Diego, and I am looking for a first deal on the South Jersey or Philadelphia area.

As far as location, we are looking on the suburbs of south Philly (Media, Swarthmore, etc) or around Swedesboro/Mantua Township in South New Jersey.

We are looking for something from duplex to a fourplex, but also would be interested in a SFH that doesn't need structural damage.
