HI BP Team - I'm in the process of purchasing a tri-plex investment property in CA.  Rents are under market by about $300 / unit so my goal would be to get in there, clean the units up, and increase to market rate once the leases expire.  Does the moratorium prevent me from notifying the tenants I won't be extending their leases?  They are all currently paying.  

Any info / advice is appreciated.  Thanks,

Thank you both for feedback! If they accept my offer it would leave a 9.1% COC return, and $908 cashflow. There is room to increase rent which would conservatively take it to about 10.25% COC, and about $1050 cashflow. Property is zoned for 5-10 units and comes with an adjacent lot which I may be able to build on too. I'm checking with the city on that now. So may be a good long-term play?

Hi BP Team, 

I'm working on purchasing my first property now.  I am focusing on 2-4 unit multi-family properties, however a few 5 unit properties are showing up too.  I know financing is different as it is considered commercial, but outside of that are there any major legal or code differences when you move up to 5 units?  Fire codes, regulations, restrictions, or any other issue I may run into that is different from the 2-4 unit properties?  Thanks in advance for any feedback you have.
