I would steer clear of his program. I signed up for the $300 program. I was never able to get anyone to respond to any of my questions. You receive 3 very generic real estate books, not anything you can't find in most typical real estate books. The thing that really frustrated me was when the annual fee was supposed to come out, I emailed and canceled the account. However, they still took out the $300, and when I finally got someone on the phone, after days of trying. They said it was an error on their end and they had lots of people complaining. They told me they would refund it, but that never happened. Anytime I send an email, they ignore it. I filled a complaint with the BBB and filed a fraud claim with my bank in order to get it back.

Hey everyone, I am shopping around for the best HELOC rates right now on my personal home. Does anyone have any recommendations? Also, if anyone has any refi lenders who will do a refi on a BRRR for under 200k, that would be much appreciated.

@John D. Not really. I listen to "The Creative Financing" podcast occasionally. It's interesting to hear how they structure their deals. But like @Eliott Elias just said below. Try to get into a good deal, and you will learn so much more than just digesting information from a podcast or a book. I have my first one under contract right now, supposed to close this afternoon. I have learned a ton. And now I feel very confident going after others.

@Cliff Benner I disagree with what @Paul Sandhu is saying about finding the workers. I traveled for years in construction as a superintendent. The best thing to do is go to the job site, walk into the job trailers (if possible) and drop off business cards or information letting them know you have a place available. Those guys are always looking for a better living arrangement. The problem is that most are looking for cheap. So, if you are trying to get top dollar, they are not the best option.

Hey everyone, 

I am looking for either platforms or ideas on marketing to traveling nurses/ corporate relocations. I have heard of Furnishedfinder.com. But what other ways are people connecting? I have a 30-day minimum on my condo. And we would like to do either month to month, 6-month leases, or whatever is most accommodating to these professionals.

Thanks for the info everyone! @Marshall Leipprandt that is a great point. Thats my main reason for going into a bigger market vs the pure beach town(Like a Destin/PCB). Is having that flexibility that if things go down with the economy or the city tightens up with regulation, having the option to just go LTR.

@Luke Carl Been there, watched, listened, read. Unfortunately, Tampa is a lot more challenging of an area than the standard boilerplate type of searches.

Hey everyone, I have been looking with a realtor in the Tampa area for a few weeks now and have not had much luck in finding a place in the Tampa/Clearwater area that allows anything less than a 30 day minimum. Does anyone have any suggestions as to where certain pockets would be better to look than others? We want to be either in the city close to things to do/ places to work OR on the beach, but still close enough to travel into work if a traveling professional wanted to do so.

I am looking for someone who can write a generic contract for both off-market deals, and owner finance deals. Essentially something I can "plug and play" by changing a few pieces of the seller's information for each transaction. I talked to the attorney who handled creating my entities and wrote some contracts for my flipping business. But he doesn't seem to grasp what I am looking for here. Can someone assist in who I should be reaching out to?
