Newbie in Central New Jersey
Hi out there BiggerPockets land! Seems like an awful lot of people on this site, which I just found today (or should I say, it finally found me!)
I am not brand new in dreaming about getting involved in real estate (key words here: flipping, New Jersey, need partner or investor, looking for mentor) but I could say this is the second solid action I've ever taken towards making my daydream a reality. I do have a real estate license (perhaps my first action), but have never really used it (and honestly, never really had any true intention on being a realtor--just wanted it for background info).
Anyway, I'm new and I'm scared, but dream of one day being able to get out from behind desk jobs working for others and eventually having my own flip business. At least that's what I think I want at this point in time. Subject to change of course.

My advice would be to skip the business plan, Reina. I would do that later. Again, I've seen too many people fail to act, because they haven't done some clerical job. It's like, "I can't start flipping houses till I have this and that done." Look, you're always going to have things to do. And, if you wait till they are all done, you'll never get started.
I would put together a marketing plan and put it into action. Take your lumps now. Experience is the best teacher. There is no book, course, mentor or website that can take its place. Ask questions along the way.
