Hey @Michael Gambrell, welcome to the BP community!
The South Atlanta suburbs are definitely the place to be right now if you're looking for cash flow and appreciation with sub $200k entry. While all of the Atlanta MSA is on fire right now, that area is very accessible to new investors with limited funds. However, I would say keep an eye on Henry County, namely McDonough, as well. Supply is quite low here and in other popular South ATL towns so be ready to pull the trigger when something comes on the market that fits your criteria.
Another thing to keep in mind is that some of these South ATL suburbs can dip into that C-/D range, which for an inexperience investor, could lead to disaster. Unless, of course, you already have property management skills and are adept at dealing with tenants of all kinds.
Hope this helps a bit! Please, feel free to message me anytime if you have other questions or just want to chat.
