Seacoast NH aspiring investor

I recently sold my single family primary residence in Exeter, NH for a $110k capital gain. I paid off all my remaining student loans of $38k which I had on a HELOC, put 10% down on my new single family, and spent $20k on value-add renovations. I'm left with around $40k that I'm looking to invest in small multifamily (1-4).

I'm a Property Manager and have a strong network of contractors, lawyers, vendors, insurance agents, CPA's, etc. I'm looking to connect with more like-minded people and hopefully provide value where I can. Connections welcomed!
