New investor from Maryland

Hello BP crew!

My name is Mike and I am new to RE investing and BP. My wife and I live in Hagerstown , Maryland with our 15 month old son (he is my major motivation). I graduated with a degree from University of Pittsburgh in Management, did the office thing for awhile and decided I needed a change of pace so....now I am a career firefighter in Frederick, Maryland and love what I do; unfortunately, it does not provide a long term wealth building path. I have no desire to quit my job but instead intend to invest part time while still being a fireman. As I mentioned, my son is my major motivation for this endeavor. I want to be able to provide him with opportunities in his life and have the ability to show him things and places that create lifelong memories. With that being said, I have been reading this site, books, listening to the podcasts daily, attending my local REIA meetings, and trying to figure out what is best for my goals and family.
I have decided to start with a 2 pronged approach: small multi-family rentals and wholesaling. I am well aware of the "I want to wholesale and make a million bucks tomorrow trap". My goal is to do 2-3 deals a year...this would mean I could afford to not work overtime and spend more time with my family. Second, I intend to purchase a few duplexes or triplexes to provide a long term wealth building machine.
I appreciate any insight, advice or constructive criticism. Furthermore, I think it is awesome that this community believes in the "pitch free" education. I look forward to talking with all you. Have a great day.
