New investor from San Diego

I'm an emergency medicine physician in San Diego who is looking to get into real estate investing. I'm new to this space and have been devouring books, podcasts and youtube videos for the past couple of months.  From what I've learned so far the things that appeal most are small multifamily properties and larger apartment syndications.  

The San Diego market is a challenging place to find cash-flowing rentals so we're looking to invest out of state.  Arizona and Texas both look like promising locations but we're still doing research to identify our market.

Real estate investing should be part of every high income earner’s financial plan.

I believe one question you need to consider is whether you want to invest actively or passively? Do you have the time and energy to actively invest or would it be better to invest passively and let professional operators run the investments? Is your time better spent focused on your career or elsewhere?

People do it both ways - both ways can produce success or failure. 

I would start with that question and then the best approach for you will become clear.
