Buying First Propert in Bay Area , CA

Hello all. Well at title suggests Me and my Fiance are looking to buy our first property here in the Bay Area . Are plan is still live in for 2-3 years with hopes of renting it out and buying something else. After the first rental property we hope to eventually get more a long the way and build our portfolio.  Does this sound like a good plan? 

The market we are looking in is Antioch, Brentwood, Oakley. Unfortunately are price range right now is in the 400s which is kind of hard to come by right now in this area but we may settle for something that needs upgrades and it'll be a starter home. 

Does anyone have experience in this area buying real estate and is this a good plan to go about investing? I've also considered house hacking by buying a Duplex but there is very few options in this area. I would have to look in Sacremento or Modesto which would be an 1hr+ commute for me.

@Kevin G. Hey Kevin I am an active investor in the bay and Sac and my suggestion would be if you are already considering Sac to go that route if the commute is something youd be willing to do. The opportunity to cash flow his much higher when looking at market rates for purchase price v rental estimates, and the bay is VERY top heavy right now in the sense that it in nearing all time highs while Sac is continuing to develop in a major way, not to say the bay isnt but for a first time buyer like youself it is much more affordable and risk averse.
