New Investor Advice

Hi Bigger Pockets family, I'm Garratt and I'm a new and hopeful real estate investor. I am 23 so I haven't bought my first deal yet. Honestly the prices in the market I am in are too high right now and I think realistically my first REI will be an house hack in the near future. I am in my study stage right now. I have started to "Pay myself first" as Robert Kiyosaki says in his book and have a investment savings account and an reserve account, I practice analyzing real estate deals daily, hang out in bigger pockets forums and watch vidoes and listen to podcasts when I can, and I have read Brandon Turners book on Real Estate investing. I guess what I am looking for is some seasoned advice on what steps I can take in the future to make sure I am ready to take action when I find that deal every real estate investor is looking for.
