Hey guys, 

just looking for clarification about seller financing. Is seller financing when you and the seller come up with a purchase price and loan option with a monthly payment; or are you just taking over their mortgage payment? Any help would be appreciated!

Thank you all for responding. I am happy to see other investors having success with 2bd/1bt in this area. Most of my experience is with flipping near the UNCG area. I am trying to find good area's for 2bd/1bt since this is the area I only really know.

Hey everyone, just reaching out to see if any one has had success in the Triad area specifically targeting 2bd, 1 or 2bth room LTR's. These seem to be more in my current price range and just wanted to see what else there is to learn for this type of LTR.

How did New Bern attract you to invest there? I occasionally go through New Bern and can see it as a good STR market due to the short drive to Little Washington and other small towns near the water. So far how has your STR's done?

Brendan, do exactly that. You are helping them out, go into these letters comforting these families that you have a solution to their problem. Build trust with them and if the deal works great, if not you've at least opened a door to find new deals latter on.

Hey all, 

Just wanted your insight on the market for 2 bed 1 bath SFH's. A fellow BP member told me that they have better luck renting these out quickly due to the high demand for housing and make a decent ROI/COC. And recently has been finding ones with extra space for additional beds/baths. Is any one else having luck with these types of properties?
