Tiny House Land Investing Texas

Hello everyone! I am not new to the BiggerPockets podcast but I am new to the forums. I recently joined the Commercial Real Estate sector although I have long been intrigued by real estate. My question today is if anyone has had success or thoughts about purchasing land for the purpose of putting tiny home communities on it?

I emailed the Public Works department in Bexar and they replied saying they don't have "restrictions" on tiny house developments. Texas is pretty lenient on private land development and the as long as you build according to Fire Marshall standards and the build code it should be alright. 

The IRC has a new code for tiny houses. Your should brush up on that. 

I have thought about it but haven't done so yet.
