Rental Property Calculators

Hey there! I have checked out a lot of videos on BP deal analysis tools and was trying out the Rental Property calculator for free for the first time this morning and it constantly froze when updating the analysis and in turn never actually gave me my results. This really does not give me confidence in wanting to buy the membership in order to use the tools freely, does anyone run into these issues regularly or is this a one off?

Hey @William Johnson, welcome to the BP community!

Your first step should be to contact BP customer support. They are very helpful and responsive. Your next step should be to build your own calculator in excel so that you fully understand the inputs and outputs. The risk of using nothing but a calculator like the one on BP is that it becomes a crutch and you will not be able to analyze a deal without it. What if the site is down and you really need to run the numbers on a deal but you can't so you lose that deal? 

Like many here, I started off using the BP calculator and it's a terrific tool but I no longer use it for a number of reasons. So do not pay $400+ for the pro membership just for the calculators.
