A newbie, want to start my investment in Scottsdale, AZ

Interested in multifamily properties around the Scottsdale, Phoenix, Mesa area in AZ for cash-flow.

@Narges F. The Phoenix metro market currently has 89 tri-plex and four-plex properties for sale. The prices range from $205,000 to over $1,000,000. the price range of $350,000 to  $550,000 will get you into decent buildings. We will find exceptions to the rule but generally, you are in that range today. 

I tend to stay away from converted houses that are in really poor condition generally as they often have so many code and major structural issues they don't really work out. I manage properties built in the 40's so it's not age it's more how they are completed.

The rental market is very strong, I have zero vacancies, yes every door is rented. April and May's rents were collected 100% and June looks good, a few stragglers but looks good. We have tremendous job growth and a solid diversified economy.
