New Investor living in San Diego but open to OOS

Hi BiggerPockets Team! My name is Mike Kodish and I am currently living in San Diego by way of Boston, MA. I have one rental property in Boston (that used to be my primary residence) but otherwise am new to the game. I decided to join the community to learn as much as possible and network with like minded people and experts. My ultimate goal with REI is to gain financial freedom and flexibility from my current 9-5 job in the medical device industry. I have done some research and would be interested in SFH, multi family, or teaming with a syndication. Hope to hear from you all soon and excited to begin the journey.

Welcome!! My advice is to pick a niche and an area and become the master in it. Also depends on how active you want to be in your RE investments and how much you have to invest. Right now there are a lot of very solid appreciating markets that are good for flipping. Some areas in the south and the midwest have some great cashflow. Utah is overinflated right now, so I chose to go to Indianapolis to flip. When the market correction happens I will take the capital I earn and buy up a bunch of cheap rentals.     Are you looking to to invest here in San Diego? or OOS?

    For SFH and Small Multi, there are a handful of neighborhoods in and around the metro area I'd recommend to start your search. Happy to be of assistance.

    Buy & Hold investments in San Diego are about value adds and appreciation. Value adds will take some work, as they aren't as passive as a syndication.

    @Michael Kodish if you choose to go out of state, you'll find the Midwest good for cash flow. I like Indianapolis and Kansas City.
