Tips or advice for a young investor

Hey guys, I have never signed up for a forum before and I'm completely new to this. I figure I should introduce myself and what I'd like to learn from the forum. 

I'm a recent college grad looking for my shot at entering the real estate world. I've always had a genuine interest in real estate but never had a mentor or anyone who can take me under their wing and teach me the ropes about this world and how to jump into it. I recently finished my real estate course and due to the COVID-19 out break I havent been able to take the test for my license. I try to study but after 45 min or so I find myself not retaining any info. Is there anyone out there that can offer some advice as to how I should go about studying to hopefully pass this in one shot?

Also, I am looking into becoming an investor as well. I want to buy a property and potentially flip it or just create a portfolio and make a business for myself. Any tips out there for a young investor?

I find the easiest way to retain information is by trying to apply it. Everything that you learn for the agent exam is going to be applicable to your future in real estate in some way. Spend some time thinking about how you may use each piece of information to help you as an agent or an investor in the future. There are a lot of agents that will say you don't need to know the info, but I don't believe that's the case. The more you know about this business, the better you're able to assist your client, resolve issues, and put together creative deals.

As far as getting started with investing, I'm a huge fan of house hacking as a first step.
