Long time student wanting to break in to investing

I am currently in Lubbock, TX looking to invest in SFH. I am looking to hold properties for 1-3 years, but have yet to find funding for any deals. I'm also willing to help investors (mentors) in exchange for experience and learning. I am a former realtor and have quite a few contacts in banking, real estate (agents/brokers) and investing (wholesalers, landlords, rehabbers, contractors, property managers...) These contacts could prove useful to any possible mentors.
