Hello all!
My name is Josh Kirk and I'm a 21 year old from Lynchburg, Virginia, currently 3 semesters away from a Bachelors degree in Aviation Management from Liberty University. While aviation both on the maintenance side and the piloting side is my current passion, I see the value in real-estate investing over investing alternatives and I'm looking for a way to use my rehabbing and administrative skills to grow my future in real-estate. Reading Brandons Book, The Book on Rental Property Investing has convinced me that rental property investing it a great option for both passive and longterm income. I'm interested in learning from the massive wealth of wisdom on this site and growing my future real estate business into a provider of extra quality time, more financial freedom, and deeper life lessons for my future family.
A little bit about my current financial status: I am working a full time job at an aviation company local to me, working a part time job at Sams club, and going to school full time. After running many excel spreadsheets and logistical calculations I've figured that I have enough to income to save $1000 a month. I also have student loans amounting to $15000 and have around $9000 in liquid cash. Does anyone further along in their real-estate journey share a similar background? If not, I'm curious to learn about how you started and where you are now.

Hey Josh welcome to the community! My name is Lamont and I am Lynchburg as well. I started this journey back in 2014/2015 it lead to me getting my real estate license after meeting my now mentor. Over the past few years I have dabbled in flips and wholesaling. Just now starting to refocus and looking to purchase my first rentals next year. I have lots of knowledge anything and would love to be a resource.

@Josh Kirk hey Josh, welcome to BP! Have you considered house hacking your first property? That would be my recommendation for your first house. Thats how I got started and I was able to buy a pretty nice house with a low down payment and almost immediatley rented all the spare rooms which more than covered my mortgage. Best of luck! Kyle

@Kyle Deutschmann - Hey Kyle, appreciate your input! I am giving serious thought to house hacking. It seems like a good alternative to putting rent money into someone else's pocket. The ideal situation is finding a place that I can renovate/rehab in about a month while I'm living in it. In your opinion, when is the best time of year to have a location ready to rent?
@Josh Kirk Id say late Spring/early summer is usually the best time to start marketing your house/rooms for rent. Thats when most people are moving or start looking at moving, so you can usually get the most rental income at that time of year
