Hello Laura local investor/realtor from Lynchburg. It’s uncertain times for sure but like you said none of the people I know are expecting to much in the Lynchburg area. Most investors seemed concerned with tenants not paying rent and worse case scenario a few investors are preparing for the governor to restrict evictions like other states have done. As far as the selling market goes it is shaky due to rates fluctuating and lenders having to get stricter on guidelines and not offering some government loans. That results in less people buying, but there are still people buying and selling. This isn’t to scare you it’s just to give you some insight from someone talking to a lot of different people. If you have good tenants that aren’t affected I would say hold the condo otherwise you may sacrifice some of your profit trying to sell in this market. Hopefully that helps let me know if you have any other questions.

Hey Josh welcome to the community! My name is Lamont and I am Lynchburg as well. I started this journey back in 2014/2015 it lead to me getting my real estate license after meeting my now mentor. Over the past few years I have dabbled in flips and wholesaling. Just now starting to refocus and looking to purchase my first rentals next year. I have lots of knowledge anything and would love to be a resource.

I’ve partnered with my mentor on a few flips haven’t pulled the trigger on my first investment as of yet. Haven’t fully figured out what I want to do. I’ve been a licensed agent for 3 years now need to network more.

@Austin Rath I'm a realtor in the area here and I got some suggestions. For starters if this is your only property and it's feasible I would manage it myself. Most of the companies don't want to just manage one because it's not good ROI for them. If they do the rate most likely will be higher than if you had multiple.

As far as contractors I have a few in mind. 

Craig Home Improvement 

(haven’t worked with him personally but I hear good things from my colleagues) 

Phillip Miller

 (Worked with him he was great and professional)

Dallas Reeves Home improvement 

All do light construction and cosmetic I don’t know how extensive you need but they should be able to get the job done. I also have a slew of reputable electricians, plumbers, etc you name it. They do one once a month at City House Grille. I haven't personally been I usually get busy and can't make it.

Buy and holds and Flips but my market is not the best for flips. You really have to market and door knock to get the deals. PM me I'm sure we can help each other, would love to talk with you and network.
