Newbie Investor in Southern California Looking to Start ASAP

My name is Andrew Hyder and I am new here. Over the last 6 months I have read over a dozen books, listened to most of the bigger pockets podcasts, and educated myself from other avenues. I have lived and breathed learning about this incredible business and I am ready to make the jump and get into my first property and many more.

I am currently a registered nurse in San Diego but soon moving to Orange County. I am mostly interested in deals in the inland empire and Palm Springs area. I am mostly interested in finding seller financing deals because I love the idea that its a win win for both parties and don't have as strict standards per say as traditional financing. Since this will be the beginning of this adventure for me I would love to connect with a couple investors in the area and get their take. I plan to be FI within the next 10 years before I turn 40 and by the time my kids start high school.
