Hi @Jon Workman,

My wife and I are driving around looking for houses that look like the worst on the street or in the neighborhood. We pick a new street or neighborhood each day and go looking for neglected properties. Then we want to send out letters to the owners of those properties to see if they’d be interested I selling.

Make sense?

If anyone has any template letters they wouldn't mind sharing or know of a good place to find some it would be much appreciated! We are driving for dollars almost daily and want to start sending out letters. Neither of us are writers so to just start writing is challenging. Just having a simple template would help greatly.

I am looking for advice on a situation I am in. I just want to preface this that I am not gloating or bragging in any way shape or form here but seeking real advice. 

My parents have a second home they purchased several years ago that has appreciated really well. They want to sell it and gift the proceeds plus what the put into it to my wife and I to purchase our first home. Obviously we would like to pay as little as possible in capital gains tax so we are wondering the best way to go about doing this. Can we do a 1031 exchange between two different parties (my parents and myself) or does it have to be same owner for both properties? The profit/proceeds will be roughly around 100k and we will have a total of $300k to put down on another home. 

Any advice here would be much appreciated, thank you!

Anyone know any online ways to find home that’s are paid off? I want to do a seller financing deal and want to find homes owned outright in California where I live.

I know I have read about doing this and sending out letters to them but I can’t remember where I read it and don’t remember the details about it.

@Greg Johnson the I you very much for the advise. I’ll take all of that into consideration. It’s far away from where I live so the idea of starting with a class D property seems daunting and challenging, having so little experience. I’m glad to hear someone is having such great success though.

@Zach Westerfield thanks so much for the reply. I see y are from Warner Robins, GA. How is that area compared to Macon? That is another area I have been looking at turn key properties to invest in. I like that it is close to the AFB.

@Mitch Messer thanks for responding! I chose that area for the affordability and being close to the Air Force base. I have also been looking in Warner Robins area. Do you have other suggestions for areas I should consider? Atlanta seems incredibly overwhelming for me so I wanted to start in a more rural low key area. I have never lived in Georgia, only visited, so the scope of my knowledge is pretty slim. I’m all ears for any suggestions.
