Hello my name is Sandra and I am so looking forward to investing in the US, I live in Canada and over the last few months the prices of real estate in the Us is quite attractive.
The Florida market has my attention as I am more familiar with Orlando and have a better understanding of that market.

My main goal will be to get deals under contract and either assign them or work with a JV partner to flip. I plan to start slow so I have been reading alot of articles on this site as well as talking to real estate agents, brokers and hard money lenders.

Being Canadian investor I have discovered during my conversations that lenders are very strict with "foreign nationals" so it looks like Hard Money lenders will be the source for me to start. Plus I will work with a lawyer who has experience closing deals for Canadian investors, there are certain caveats for us Canadians. For example you have a organization in the US called the IRS, which we do not have however we have one called Revenue Canada. As it turns out both want a piece of my small American pie (LOL). So that is just one aspect for me to consider and a few others as well.

Once I get started I will be reaching out to all of you for either your opinion, suggestion or offer you a deal. I wish you all continued success to both the seasoned investors and Newbies.

By the way I am only a novice to the US market, I have been investing in Toronto, for a number of years. The type of deals I have done include few flips, assignments of pre - construction condos, and buy and hold. So expanding to the US is a transition I am looking forward to.
