Post: Storage Unit Mentorship Program

I am SFH/Residential MFH investor already, looking to get into Storage Units but unsure of where to start. Can you vouch for any tried and true mentorship programs or point me to resources that can push me in the right direction?

I have recently did some looking for mom and pop shops with propstream filtering out by property type to find smaller units to get started with but couldn’t find to many. Seems there are less mom and pop shops or units where I can add value then I expected. Maybe I’m just searching in the wrong place or don’t know exactly what I’m looking for. I live in Harrisburg PA searching 2 hour radius. Any guidance would be great!

@Tucker Cummings Depends what you’re looking to do. They’re cracking down on people blasting large list and certain keywords not SMS/RVM overall. Remember you’re not selling anything you’re asking to buy! It is limited to only cell phones for most of the services but you can use landline numbers for a poor mans power dialer as well. They also have been making pretty significant updates since it’s started. It’s still beta so there are some things that can be updated but for the price it’s a game changer.

I was looking through the threads as well as online and directly on Podio but coulda seem to find what I was looking for. Is there a Podio app out there that can be used during walkthrough to check off or note things that will need to be repaired? Is there another resource or app that you use for this? I was thinking of creating my own Podio app using J Scott’s book as a reference if not.

@DuBeaux Dingle You can find them by county looking online. Each county I found is a little different. For instance Fairfax makes you sign up to receive notifications for auction events. Hope this helps.

Found a new quick tip that I wanted to share with the community. If you’re looking to build your buyers list try searching in Groups on Facebook for “cash buyers ”. If your market is fairly competitive you’ll find a number of post with cash buyers giving there email for deals! Reach out and see if you can add them to your list! Also you may have a number of groups in your area where cash buyers look for deals. Post something there to see if cash buyers want to get added to your list. Hope this helps some newbies as much as it’s helped me. Happy hunting!

I just attended the Rich Dad Education 3 day training. They talked a lot about transferring debt as a bank would to fund deals. For example banks use money deposited into CDs to loan out to people at a higher interest rate never using their own money. The concept I'm learning is just to utilize less of your money and more of other peoples money for a greater ROI. They talked about utilizing credit cards and paying those off with peer to peer lending and paying the peer to peer with the cash flow from the deal etc. I understand this can't be utilized for every deal as your credit may not allow it but was wondering if the community has insight with these types of funding. Maybe you could provide your experience with this concept and other creative ways to use OPM? Thanks in advance!
