Thank you all for your insights. I totally agree that school of life and practice is the best way to master a skill. Even though they say it would be deposit only I have a hard time believe it. BP podcast, blog and forum provides me with tons of value. Only thing there is not much about Canadian RE market.

What do you suggest is the best way to find local investors? I feel like there is not too many investors clubs around in BC.

Hi. I am totally new to REI and browsing my local(BC, Canada) investor's clubs and so on I found kinda interesting 'mentoring' program where you pay 5000 deposit. However if you will prove yourself as a hardworking, teachable individual who is willing to work hard and will successfully finish 3 joint ventures with them the deposit will be 100% returned and you become a partner. Here is their pitch:

100% of the deposit is refunded after you make 3 Joint Venture Deals with us.

Here is just some of what you will learn:

As long as you dedicate at least 10 hrs per week for training and generating creative real estate leads/deals, the training is free. We ask for a deposit only because we know that a student who has actually made a real investment will likely stay and finish the program.

Any thoughts about that? Seems like risk free, but in the modern world is better to be a little skeptical.
