[Calc Review] Help me analyze this deal

Hi All,

Just want to get some practices analyzing some deals. Out of curiosity is my math too conservative or am I not accounting enough expenses? Thank you everyone for your feedbacks.

2% for Capex is way too low. You need to bring that up to 7-10%. Your insurance is also low. Call a local agent nearby and they'll happily give you an approximate quote.

That is not a good deal. Property worth 360k and only renting for 2600. You should be looking for 4k.
