New Orleans Native Using Real Estate for Early Retirement

I'm a 23 year old woman living in New Orleans and looking to start investing in real estate. My goal is to be able to rely on income a from real estate and other investments to cover my monthly cost of living by age 30. After finally getting my ducks in a row after a divorce, I now am able begin pursuing it. I would like to of made my first purchase by the end of the year and I am coming here to learn to do it the right way. To start, my predominant interest is house hacking, but moving forward from that I would like to explore flipping and landlording from afar. I ended up here after a long bout of Googling, and after a look around, I believe this the best place to find my footing before diving in.
