Steps to getting my first Rental Property in NJ

Hey everyone! first off i love the BP podcast, I listen everyday. Im extremely interested in the real estate world, Ive been to a bunch of seminars, and read a few BP books. I run my own kitchen cabinet business so Initially by investors coming into my shop and ordering kitchen cabinets and taking the time to talk to me about the business is what really sparked my interest. Im trying to get my first buy and hold property complete. I was just accepted for a FHA Reno loan. I don't exactly have anything in the pipeline. Ive been searching mostly in north Jersey/ central Jersey. I would really appreciate some feedback and advise when it comes to scanning properties in this area, and the steps to take to completing my first rental investment.
