Daeshaun,  please take the time to learn first.  Only fools rush in...more people fail than succeed in this business.  Do the work, save money, have your credit score in top shape, and surround yourself with people who really know what their doing.  As a buyer, you don't pay commissions so I recommend that you find a realtor who works with investors (versus those who star on Instagram) to add bench strength to your search, analysis, valuation, and resource pool.  

And, thank you for what you do every day for the children in your care.  That's hero stuff.
