Hello! I'm Nic and I live in San Diego CA, I've been in the Navy for 19 years. I have been a part-time landlord in SFR for the past 14 years here in San Diego and have self managed my properties most of the time. Dealing with and being involved in all aspects of tenants from screening, turnover, remodels, leaky roof, termites, sewer issues, water heater bursting, minor flooding, insurance claims, and contractors. Appreciation has been great, not so much on the cash flow.

So I am selling my single family rental and seeking to invest out of state.  I already have a QI for the 1031, and I am aware of the time constraints of a 1031.  In addition I have been educating myself, podcasts, books, and reaching out to mentors that are already successful in the real estate field.  

I want to pivot into smaller apartment complexes(5-25 doors) out of California for my next investment. I realize that it is all about the team that you build not just the location with the best CAP rate. Jockey's win on thoroughbreds not broken down nags. My work is flexible and I plan on visiting the following investment locations in the next 3 weeks: Kansas City MO, Indianapolis IN, Columbus OH, Cincinnati OH, and Cleveland OH. I desire a buy and hold cash flow investment and any appreciation would be a bonus. Though the ability to force appreciation after purchase is a plus. After a few years of this first property and cutting my teeth, I would like to move onto a larger apartment complex.
