Wholesaling Contract for Hennepin County, MN

Hello everyone,

I am Ariana and I am looking to get involved in the Hennepin County, MN real estate investment area as a possibly a wholesaling. I am negotiating with the homeowner in Hennepin County, MN and I have some questions about closing. I know this would be a easy answer that I would eventually find but I am hoping to get this deal written as soon as possible. I am wondering if what would be the best contract to use (purchase& sells agreement, double closing contract...)? Also, if anyone has a contract I may use on deck? Finally, what would be the best method to close? Would it be to use a title company? Or would it be best to use an attorney for a double close? I understand that these are a lot of questions, but it would appreciated if someone could help me out as a novice.
