College Station/Brazos Valley - market outlook: hot or not?

Being born here and seeing the market grow the way it has over the past decade plus, I think B/CS will be a great investment for a good while. There is a lot of competition as far as investors/flippers for those coveted off-market properties, but the deals are there... I closed on a College Station fixer-upper duplex in January for $51K, sold it to an investor a week later at $105K. He was happy, I was happy, and I moved on to the next deal. 

I think having my RE license gives me a bit of an advantage in that it adds to credibility and if the seller wants too close to retail for the house, I offer to list it for them.
