Small town, middle of Kansas, entering REI world

Hey there,

Im smack dab in the middle of Kansas (Salina is the most major city near me), am about to turn 30, am saddled with 70k+ student loan debt, and am tired of just getting by. I saved up and bought a house for myself in August and fell in love with the whole process, from working with an agent to negotiating with lenders, to pricing out repairs and figuring out how that will increase the value. I've bought a few books, listened to a couple dozen BP podcasts, and have lurked on this forum for about a month now. Ive also been inside three potential investment properties with my potential business partner. The part I'm stuck at right now is just figuring out my system for pulling comps. I have an agent I've just started working with, but I think I want to get my real estate license and gain access to the MLS. Still figuring everything out, but I'm very excited to become a part of this online community.
