@Stephen Hannah the biggest piece of advice I have is as with any market, buy in the right neighborhoods. Stay out of lower asset classes. You have an advantage in that you live in your market so it should be easy for you to get a handle on what are good neighborhoods. I've been active in Kansas City for many years.
