New to BP but own property already

Hi everyone, I’m obviously new to BP but I’m not knew to real estate investment. I’ve stumbled into a few good deals just by shear frugality and interest. I bought my first property in 2011 as my home at the bottom of the Phoenix market. It was a short sale. I was a teacher and was just terrified of not having the money for my loan. So I found a friend to pay half of the loan amount in rent each month. I was house hacking and didn’t even know it. Fast forward two years, got married and moved. Thought I had to sell it. Fortunately my husband was smart and knew we needed to keep it. It’s currently half way through a 15 year note from my uncle and the rent has increased $225 a month already in 5 years plus all of the equity sitting in it. Fast forward another few years to 2017 and we bought the townhouse next to us at a sheriff sale after the owner passed away. After rehab, we are in the second year of rent and increased equity. We are looking at another deal similar to that coming up for auction this week. I found out about BP recently from a neighbor and have been devouring the podcast. Excited to connect with like minded investors.
