Direction to grow my real estate investing

Right now I have one property that I have owned for almost 9 years in San Tan Valley AZ.  It has never really  cash flowed and am now considering selling it.  It has maybe about 70k of equity in it that I would like to use to invest in another property in the east valley area of Phoenix.  My ideal situation would be to brrrr a property and maybe do Airbnb but not sure that would be possible since I live about 2.5 hours east of they valley.  Would love to hear any suggestions or if you think those strategies are possible.  Thanks!
