Ways to minimize getting burned by go-arounds

No one likes getting the short end especially if your put in your time, soul, and a lot of times even money in to these deals to end up getting burned by shady folks. Looking for fellow birddogs and wholesalers to share their techniques on minimizing this from happening. Thank you for your replies....Luis

If you mean, getting cirumvented and placed out of the deal, it is very simple. As a true wholesaler, by locking up a contract on a deal, you have the exclusive right to purchase it and as such, nobody can circumvent you.

As a bird dog, you offer much less to the tranasaction and have very little into it, so your pay is much lower. To protect that pay, you have your buyers sign a documnent specifically outlining what you do for them and how you get paid. You are still at risk for them not paying you, but then your recoruse is to 1. NEVER work with them again.
2. Let everybody you know about the crook and hopefully that is enough to eliminate the chances of this happening to you.

As a buyer, My name and integrity in the business is important and as such, would never risk hurting it. Not paying a fee to a bir dog would lose me a source of deals and hurt my good name. Any competant investor who does multiple deals would not want that to happen, so work with proven investors.
