Im in a similar scenario as you Milan. Live in queens. Attempted to do MF here but just nothing that makes sense. Looking to attend a couple of REIA locally too. Maybe ill catch you there..

In meantime Ive been slowly growing contacts in Nashville.  Also looking into Raleigh.

@Mike D'Arrigo I have a very simple question, what database/website/tool do you use to sort through and analyze city/submarket data.  Like the @Lee Lockhart I have my cities narrowed down, but simply having trouble getting the necessary data.  Thanks in advance.

@Jay Hinrichs thanks for the reply.  Being from NY, Philly has always been an after thought, but you're not the first to mention it as a decent buy right now.  And like you said close enough to check in on if need be.  What neighborhoods were you seeing best growth?  I know Philly has its "pockets".  

Also happy to reach out to one of your providers down there and use you as my referral.  Just listened to your episode on BP and was a great listen.  Hard money lending sounds like a possible path for me as well.  Appreciate you time!

Not a bad idea, something i am certainly looking into untill market cools.

Super interesting thread as im in a similar case to you @Ryan Zaninovich  im a cash investor and having a hard time finding something that is going to cash flow over 10%.  Will be following this thread closely to see what areas of the country people are finding success in or if like @Jeff Kehl said im better just hoarding cash and waiting for the downturn.

@Vish Iyer thank you for taking the time to reply.  Means a lot!  Good to hear you have had great success out of state, im hoping for the same. 

I guess just two quick questions, where have you had success OOS?  In metro areas or smaller suburbs, and where do you go about locating this data to make a sound investment decision.  Thats the biggest issue im having at the moment.  Again appreciate you taking the time to help!

Hi BP colleagues, I would like to introduce myself.  My name is Matt and I am an business owner in NYC and Houston.  I have done well, and want to start my journey in something thats always interested me, real estate investing.

Been educating myself for months now, and have quickly realized its a bit difficult in this overheated New York metro market (bid wars suck!).  After listening to the recent BP podcasts and doing some independent research, I would like to put my cash to good use and possibly invest out of state. 

I want to connect with like minded, motivated, and reliable individuals who have experience and can assist in OOS investing, OR those like me new to this and looking to collaborate.  I want to develop a network and partners where we continue to make $$ for years to come!

Currently thinking of Nashville/Mufreesboro, Atlanta, Orlando, Houston...
