New to Real Estate Investing - Northern California

Hello Everyone!

I wanted to introduce myself, my name is Frank, I am new to this community and to the Real Estate Investing world. I recently sold my first rental property (it was originally my first home), but I felt it wasn't a good investment as I constantly had vacancies and rental income never covered my P&I. Anyway, I'm looking to re-invest the money I did make on the sale (roughly $50k) into either house rehab and sell or house hold and rent. Being from the northern California area (Sacramento region) it's difficult to find any deals with the money I have available. I feel my $50k is wasting away sitting in my savings account collecting (if I'm lucky 1%). I stumbled onto the BiggerPockets website doing a search for wholesalers and properties in other neighboring states. I'm hoping to meet some like minded people, make some connections and maybe even find a deal or two.
