Great afternoon from Houston Texas,my name is demarkus I am currently new to the Houston area. and I am very interested in real estate investing and aspire to build a profitable real estate portfolio. I have decided to take the advice of Joshua and Brandon upon finding a Mentor my local community and wich i did. I was recommended to start wholesaling for pre foreclosures and as a newbie getting started searching and trying to get pre-foreclosure deals what is the best advice you would give newbie and getting my first pre foreclosure opportunity.

Most foreclosures come from death, divorce, job loss, or medical reasons.
You could try marketing to motivated sellers like out of state owners, recently divorced owners, or older owners, estates. There are lists of these for sale from data providers out there. Someone at your local REIA may know where to find them for your area.
Or you could make ads in the newspaper or online - "Any situation, any condition, etc".
